Like any form of investing, there is competition in Note Investing, but it’s often a much kinder, gentler variety. 

There are always going to be Notes to invest in, and there are always going to be asset managers looking to sell product, so it’s very different from the usual real estate market where you are overbidding for broken down houses. Also, Asset Managers don’t have emotional ties to the assets, they just want to sell them and make a profit, so if the numbers work, the deals happen.  There is no need to try to convince a scared, emotional homeowner to give up their home (even though that may be in their best interest).

And when it comes to sourcing deals, I don’t spend ANY money marketing for deals.  ZERO. NONE. ZILCH, NADA!
